This 4,200 square foot roof replacement included both the house and the detached garage in the back of this beautiful Sayville property. We had made quick work of removing the 2 layers of shingles but discovered a significant amount of rotted plywood when the roof was up. This was mainly due to a lack of ventilation - no soffit (intake) or ridge (exhaust) vent at the peak of the roof. To boot, the entire home was built with 3/8" plywood. That is the absolute bare minimum thickness plywood that could be installed. When you combine all 3 of these issues:
1. No ventilation
2. 2 layers of shingles
3. 3/8" Plywood

...It is a recipe for disaster! We presented the homeowner with photos and videos of the plywood's condition, gave our recommendations, and went with their executive decision to replace 55 sheets total. This accounted for roughly 60% of the main house.

Due to these unforeseen circumstances, the job turned into a 2-dayer. While these are rare, they do happen from time to time. After all, this is construction.
Day one, we focused on getting the house 100% waterproofed. This means roof totally stripped and underlayments installed. We were able to completely button up the main part of this house. 3 new vented skylights were installed, flashed, and properly waterproofed. Chimney flashing was redone with new step and counter flashing too. Breaking it up into 2 days also meant that we had plenty of time at the end of day 1 to make sure the yard was spotless. We organized our material, swept the property from top to bottom, and were ready to get to work on day 2.

Day 2: With the roof fully prepped, all that was left to do was shingle. Believe it or not, this is the fast part. We installed roughly 3,000 square feet of roofing all by 11:00 am. The jobsite was left like we were never there by 12:00pm. Gutters were removed and left off so that our customer could have the wooden fascias painted before new 5" k-style gutters went back up.
